What You Will Be Doing

As a Project Manager for the Affordable Housing group, you will manage and control the total scope of services as defined in the Contract Documents while maintaining the profitability objectives of the company. The Project Manager will be assigned one or multiple projects to manage simultaneously. The Project Manager will help develop, implement, and manage the overall business plan. Will run commercial, restoration and luxury projects.

Essential Duties & Responsibilities

  • Provides overall project leadership in leading a safe, on time/on budget and quality project.
  • Coordinate, assist and work with the team estimator for the project for supporting efforts.
  • Lead, coordinate, communicate and provide daily focus for the project team.
  • Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
  • Resolve issues resulting from delays, bad weather, or emergencies at construction site.
  • Prepares and submit budget estimates and cost tracking reports throughout the project
  • Works with the site superintendent and to determine appropriate construction methods, sequences and phasing.
  • Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.
  • Schedule the project in logical steps and budget time required for deadlines.
  • Guide owners and clients through the entire construction process.
  • Create and administer sub contracts and related insurance.
  • Evaluate construction quality and safety during site visits.
  • Generate project schedules, timelines & recovery plans.
  • Generate detailed and conceptual project cost estimates and lead any value engineering efforts.
  • Negotiate contracts with suppliers and subcontractors.
  • Estimate materials and labor requirements.
  • Read and understand construction plans and specifications.
  • Confer with supervisors, owners, contractors, and designers to resolve matters such as work procedures, design challenges and construction challenges.
  • Respond to customer service issues

Required Qualifications 

  • 5+ years of experience in the Affordable construction industry.
  • Building and construction experience and strong business acumen.
  • Experience in project management software and equipment.
  • Technical knowledge, scheduling, and organizational skills.
  • Excellent communication skills, verbal and written; including the ability to influence, negotiate and explain complex processes to clients and staff.
  • Must be able to travel up to 50% to job site locations, locally and regional.
  • Travel requirements vary according to client and project locations.
  • Ability to multi-task.
  • Ability to travel for 1-2 days every few weeks to check on projects and meet with clients.
