What You Will Be Doing

The Assistant Superintendent will provide on-site coordination for all phases of renovation projects, including coordinating subcontractors, material and equipment, ensuring the project specific plan, drawings and specifications are being strictly followed, and work is proceeding safely, on schedule and within budget. Assistant Superintendent will work closely with the Superintendent to ensure daily coordination, scheduling of the work, inspections, quality control, and job site safety is completed.

Essential Job Functions

  • Assist in scheduling subcontractors, consultants, and vendors in critical path to ensure timely completion.​
  • Perform quality control duties and responsibilities regarding the work being performed.
  • Communicate and insure coordination with ASI's, RFI's, addendums and material submittals.
  • Ensure that subcontractor is fully executing and complying with his contracted scope of work. 
  • Identify and communicate conflicts in construction progress to the project team for resolution.
  • Maintain daily log (written and photos) of activities on the jobsite.
  • Periodically will perform Assistant Superintendent duties at multiple job sites, simultaneously.
  • Ensure subcontractor has corrected all deficiencies identified by the project team.
  • Walk all units on project to monitor activities and assist in future planning.
  • Assist with onsite weekly subcontractor meetings designed to coordinate and communicate the work.
  • Ensure that the job site is always kept in a clean and organized manner.
  • Perform job progress and completion punch list walks with the client identifying and completing incomplete items.
  • Assist in obtaining permits or approval of revisions.
  • Gather project material submittals and maintain records of approvals at the job-site.
  • Identify areas of work that are outside of subcontracted scope.
  • Opening the jobsite at beginning of the day and securing the jobsite at the end of the day.
  • Able to travel frequently to different jobsites based on business need. 

Qualifications and Requirements

  • 2-3 years of experience in multi-family construction and Affordable housing.
  • High School diploma or equivalent, college preferred
  • Must have reliable transportation.
  • M-F typically working 8am-6pm. Weekend work on occasion.
  • Proficient with Microsoft Outlook, Word and Excel.
  • Detail-oriented, strong written and verbal communication skills
  • Local travel necessary with possibility of long term out of state travel.
  • Typically turning over 8-10 units per week
